Open House Visitors Wears Nothing But Bathrobe

There was a time when holding an Open House was a great way to expose a listing to buyer. But times have changed.  In today’s busy world buyers are attending Open House in their bathrobes and bunny slippers 24/7 through the internet.

View all my Virtual Tours!

Virtual Tours have changed how buyers use their time to preview homes.  In the good old days you had to commit your Sunday afternoon to prowling the area were you hoped to find you next home, but that’s gone the way of the horse and buggy!

Realtors can expose a property to a world-wide audience instead of a few hearty soles who are prepared to spend their valuable Sunday afternoon driving endlessly to seek a home.

When listing your home assure yourself that your Real Estate Agent will offer you a Virtual Tour instead of just doing an Open House.  If they do Open House in addition to the Virtual Tour that’s a bonus.

Time is as as valuable as money now a days so insist on a Virtual Tour for your listing!

Canadian Cottage Ownership Tips

Many Canadians can’t wait for the May 24th long weekend as the official beginning of Cottage Season!

Perhaps, this is the year you make the decision to buy your own cottage – with the strong Canadian dollar, the cottage industry is already thriving over previous summers. Maybe this is the perfect time for you to start considering a home away from home in your favourite wilderness destination.

Your cottage is a second home, and is often more responsibility than eager cottagers predict. Remember, your cottage will likely be unattended and subject to weathering more than 5 months out of the year. It is also getting more and more expensive to own property in highly desired northern locations.

Here are some Cottage Buying Tips to consider before you make the call to you real estate agent!

1. Location is still #1- “location, location, location” applies to your cottage hunt too! Take a drive around the area you are considering to scope out amenities, activities, and the overall fit for your family. Ask yourself questions like: how far are we away from grocery stores, hospitals or marinas? Is there enough to do in the area? How far away is our closest neighbour? All of which are important to know before your final decision.

2. Know your Intentions – how often will you realistically be using this cottage? Every weekend? 2 weeks out of the summer? Or will it be your eventual retirement destination? These questions help you to determine the nature of the property. If you are simply looking for a summer get-away, perhaps your investment wont be as large for modern conveniences. If you are looking for a more permanent, or longer term inhabitance – it is even more important to survey the surroundings and convenience of the location and property.

3. Financial Implications – you are essentially buying a second home, that’s a major investment! The good thing about cottage real estate is that there are a number of choices for types of ownership. You can look into renting/leasing or even co-owning the cottage with other vacationers. If you have decided the cottage will be used minimally throughout the summer months – perhaps buying isn’t the most financially sound decision. Ask your realtor about the many options available for cottage-ownership.

4.Take the Drive - If you are planning on ‘going up north’ every weekend from now until october, it is a good idea to know exactly what you are getting into on the road. For example, take into consideration the thousands of other families taking the same route at the same time every friday afternoon. Traffic on the northern routes can be an absolute snarl, cutting into your time IN your cottage! Another recent consideration is the high price of gas. Make sure you budget for the expense of extra long weekend driving!

Owning a cottage retreat can be a memorable, and cost-effective vacation plan for families – just prepare yourself for the lifestyle change in advance and enjoy the natural benefits Canadian cottaging has to offer!
